Should I Hire a Real Estate Broker to Sell My Home or Free Style it?

Do you even need a Real Estate Agent to Sell your home?

With all the buyers out there and the search portals cranking up interest in the market can you can just plop your home out there and the buyers will come because hey, everybody has got to have a place ot live, and right now, if you haven’t noticed there is a severe undersupply of homes on the market, so you may think, supply and demand right, let me bust out my iphone and take a couple picks and viola!

Or maybe you have a buyer iun hand maybe its your neighbor or a family member, maybe you are a farmer selling a haunted barn to a wagon wheel maker? Everyone’s situation is different but one thing is for sure, you like money and you wnat ot get as much as possible. So is there a value in hiring a professional or are they just taking money out of you pocket?

Pricing Matters Most or Does it?

A home is most peoples biggest investment. Home ownership is the key to building financial security and wealth. Why not work with a professional to maximize your investment, IF it makes dollars it makes sense. Wouldn’t it be nice to know that you were getting the absolute best price for your home. That you weren’t leaving any money on the table? You could follow the market daily. You could immerse yourself in proprietary advanced data tools to see the price trends. You could network with appraisers , mortgage lenders, inspectors and see what they think the market is doing. Maybe you’d like to dissect recent sales in your market to see what they sell for, what they list for and what concessions the buyers make. Perhaps one could take appraisal courses and learn how what and why banks establish value. Maybe you could just get your real estate license. If you want I’m happy to help.

The truth is pricing is important, but not as important as what the seller will net. We can sit down and determine exactly the price you need to be at to meet your real estate goals. Do you need a quick sale? Do you plan to do any repairs or improvements? What are the the repairs that offer the highest return on investment?

Pricing is so important, if you do it wrong you are missing out on a lot of buyers. Good Realtors can tell you where those buyers are so we can attract them to make your home the obvious choice. Attracting the most amount of buyers will ensure that you are netting the most money for your home.

Not Selling… Marketing.

If you get your real estate “for sale by owner” signs at the same place that you get your “garage sale” signs you will get garage sale prices for your home. If you hire a Marketing Team you will get the top dollar possible for your home, and you can sleep at night knowing that you netted as much as possible for your home, you don’t need to second guess, maybe I should have painted that door, maybe i should have priced it higher or lower. Maybe I should have hired a photographer, or got more signs or mentioned it to more people.

We have marketing strategies that get our sellers more than 11% more than selling with other agents, so how much more can we get for your home than a for sale by owner. If you have a car repair do you do it yourself? well maybe, but what if you have a cavity ? do you see a professional for that? i’m guessing that you do home dentistry is not too great these days.

Did you memorize the Real Estate Contract?

Repetition, experience, connections. Some one said there are over a hundred steps a real estate agent takes between the listing appointment and the close of escrow to sell your home. Ever home, every purchase every sale fcan go wrong in their own way, but while bad transactions all have their individual nightmares, each successful one has the same qualities that bring them to a successful close of escrow; promptness, attention to detail and resourcefulness.

As the TV lawyers say “we don’t get paid unless you do” and its true for Real Estate agents as well. We start never stopping the moment we start marketing your property. If it takes 10 open houses to sell, then it takes 10 open houses to sell. If we need to reach out to our network of professionals to help get an emergency repair or a fair price we do it, if we need alternative financing we find it, if an appraisal comes in low, we challenge it.

With so many steps to close the transaction, expect the unexpected and act with clarity without emotion to do the very best for you, the client. You wouldn’t walk though the a craggy mountain pass blindfolde- let someone who has tread the path guide the way. Don’t let a buyer push you around over oa home inspection, a bad appraisal a title issue, you deserve the best representaion available so hit me up, let me see what i can do for you and yours.
