Michigan MSHDA $10,000 Down Payment Assistance: A First-Time Buyer’s Guide

The Michigan State Housing Development Authority (MSHDA) offers down payment assistance designed to help eligible homebuyers overcome one of the biggest barriers to homeownership: coming up with enough cash to close.

But there is an important distinction between a program that makes buying a home possible and one that makes buying a home financially smart. The $10,000 assistance can be valuable, but buyers need to understand the loan’s repayment terms, income and purchase-price limits, mortgage requirements, and the costs of homeownership that the program does not eliminate.

What the MI 10K DPA program actually offers

The Michigan State Housing Development Authority (MSHDA) administers housing programs intended to make homeownership more accessible to Michigan residents. The MI 10K Down Payment Assistance program helps eligible buyers cover upfront home-purchase expenses by providing an interest-free second mortgage of up to $10,000.

The assistance is a loan, not a grant

This is the most important detail for buyers to understand. The $10,000 is not automatically forgiven money. It is a 0% interest second mortgage secured by the property. The buyer does not make regular monthly payments on this loan, but the principal generally becomes due when a specified repayment event occurs. For example, suppose a buyer receives the full $10,000 and later sells the home. The assistance loan must generally be repaid as part of the transaction. Refinancing, paying off the primary mortgage or no longer occupying the home can also trigger repayment, subject to the applicable loan documents. That distinction matters because the buyer is receiving help with the initial purchase, not necessarily $10,000 in permanent wealth.

The money can cover more than the down payment

– The required down payment. – Closing costs, such as certain lender, title and settlement charges. – Prepaid expenses, which may include homeowners insurance, property taxes and initial escrow funding. This flexibility is useful because a buyer’s upfront cash requirement is usually larger than the down payment alone. However, the $10,000 is a maximum, not a guaranteed cash payment to the buyer. The actual assistance, eligible costs and amount applied at closing depend on the transaction and the program’s underwriting rules.

If your house is older and you’ve lived in it for a while, I tell Sellers that is is important to improve the overall condition to a level that it can be financed by government insured financing. That means broadening your buyer pool to include FHA, MISHDA, VA, and Rural Development types of financing.

The program must be paired with a MSHDA mortgage

A buyer cannot simply obtain the assistance and combine it with any mortgage of their choosing. The official program requires a qualifying MSHDA MI Home Loan first mortgage and an approved participating lender. This means the buyer needs to evaluate the entire financing package, including the first mortgage’s interest rate, fees, mortgage insurance, loan type and other conditions—not just the $10,000 benefit.

Buyers must complete homebuyer education

Every buyer using the program must complete an approved homebuyer education course and provide a certificate of completion. MSHDA provides a homebuyer education locator through its program resources. This requirement is intended to help buyers understand mortgages, budgeting, closing costs and the responsibilities of ownership.
