What even is Exclusive Agency?
Agency in real estate is like a pseudo – legal term – it means that a Realtor ™ represents a party in a real estate transaction, its a special legal relationship – wherein the Realtor pledges fidelity, to their client, and the client offers real estate commissions from real estate transactions they close with that agent.
Sellers Have Representation so Should Buyers.
Buyer’s agents are usually offered a portion of the total commission from a Seller to help pay a buyers agent to get Realtors to bring their buyers. When you call in the phone number from the sign and talk to that listing agent the work for the sellers, they may not give you the best representation.
Everything is Negotiable.
If we enter into a Buyers Agency Agreement it is important to understand that everything is negotiable. If we work together as a buyers agent we agree to let me negotiate with the sellers my brokerage fee.
